RENTAL AGREEMENT FOR PROPERTY FOR TOURISTIC PURPOSES
With this private agreement, the company Caorlina srl, with registered office at Via Lanzone, 5, 20123 Milan, VAT number 13534810968, hereinafter referred to as the Lessor, rents for exclusive touristic use to #nome_ospite #cognome_ospite, born in #luogo_nascita on #data_nascita, residing in #residenza, identified with document #tipo_documento - no. #numero_documento, tel. #telefono, e-mail #email, hereinafter referred to as the Tenant, the property located in #rnumber #indirizzo named #rnumber, furnished and equipped as per the attached inventory.
1. Duration of the rental
The rental is temporary and will not exceed thirty days, from #arrivo to #partenza, for a total rent of € #tot_amount, booking no. #riferimento.
2. Payment terms
The rent payment will be made as follows:
A deposit equal to the total rent of € #tot_amount , to be paid upon booking confirmation.
3. Security deposit
The Tenant will pay a security deposit of € #deposito upon check-in to cover any potential damages. This amount will be refunded within 7 days after the end of the stay, subject to verification of the property’s condition. The security deposit is an alternative to subscribing to insurance during check-in. The insurance fee will not be refunded.
4. Tenant's obligations
The Tenant undertakes to:
• Use the property diligently, maintaining its integrity and reporting any damages or malfunctions to the Lessor within 48 hours.
• Not sublet or transfer the property to third parties.
• Respect the maximum number of guests indicated in the contract and not host persons not reported during check-in. Any violations will result in automatic termination of the contract.
5. Cancellation policies
In case of cancellation, the following penalties apply:
• Cancellation within 30 days of arrival: full refund.
• Cancellation within 15 days: 50% refund.
• Later cancellation or no-show: no refund.
6. Check-in and check-out
• Check-in: between 12:00 PM and 7:00 PM on the arrival day. For arrivals after 7:00 PM, an additional fee of € 30.00 applies.
• Check-out: between 8:00 AM and 10:00 AM on the departure day.
7. Lessor’s obligations
The Lessor guarantees the peaceful enjoyment of the property throughout the rental period, ensuring it is in a condition suitable for the agreed use.
8. Behavioral rules and property usage
• Pets are allowed and must be declared at the time of booking. An additional fee will be charged at check-in to cover the extra cleaning required at the end of the rental.
• It is forbidden to organize parties or events that may cause disturbance.
• It is strictly forbidden to climb on the building's roof. The ladder to access it is located in the La Carolina Terrace apartment, and access is prohibited to everyone.
• The property must be returned in the same condition it was delivered, except for normal wear and tear.
9. Check-in
The Tenant agrees to provide the documents and all personal information of the people who will be staying to communicate them to the relevant authorities. The apartment is delivered clean, tidy, and complete with the attached inventory. Upon check-in, the Tenant must report any discrepancies in the inventory within 3 hours of receiving the keys.
10. Check-out
Upon check-out, the Tenant undertakes to leave the apartment with the furniture in the same position as delivered, trash bins empty, windows closed, and lights turned off.
9. Damages and liability
The Tenant is responsible for any damages to the property or furnishings caused by themselves or their guests. If the amount of damages exceeds the security deposit or subscribed insurance, the Tenant is obliged to pay the difference before departure.
Security deposit and damage reimbursement. The security deposit may be withheld, in whole or in part, to cover damages and additional costs caused by:
• Smoking (including electronic cigarettes) inside the apartment or its premises – €800.
• Hosting parties – €2,500.
• Moving large furniture (beds, sofas, paintings, tables, etc.) – €250.
• Fines for nighttime noise disturbances – equal to the fine amount plus 30% to cover administrative costs.
• Improper waste disposal – equal to the fine amount plus 30% to cover administrative costs.
• Violations of Venice municipal regulations – equal to the fine amount plus 30% to cover administrative costs.
At check-in, the client is required to sign the municipal disciplinary rules regarding behavior in the city of Venice.
10. Monitoring systems
The apartment is not equipped with cameras but has:
• Access control system.
• Sensors for noise pressure detection.
• Sensors for indoor climate monitoring.
• Internet network monitoring.

For any disputes arising from the execution of this contract, the parties agree that the competent court is Milan.
